
Below are the 5 steps required to complete the application process with ME, following these steps does not in any way guarantee you acceptance to the property, they often have multiple applications; some may even be listed as Viewing by application only, if so then Step 3 will precede Step 2.

ME will always endeavour to inform you as soon as possible of any decisions made during this process. If you are viewing multiple properties, only one application is required.
Step 1 - FOUND A PROPERTY OF INTEREST
We advertise on many major on-line sites and all social media platforms Facebook, Insta, LinkedIn and Gumtree.

Step 2/3 - ARRANGE A VIEWING
Contact ME to express your interest in a property and discuss the way forward, ME can answer any questions you may have, regarding this whole process. ME will discuss everything with you and advise on the best way to proceed.
N.B For the more remote applicants, we can arrange live stream video viewings on all platforms if preferred in the first instance.
Once a date and time has been agreed, you will receive a confirmation email listing the date and time of your viewing. Should anything change please let us know as soon as possible to avoid any delays or disruption to the viewing process.
If viewing by application only, then application forms will be sent to you for completion at this point, a viewing will not be confirmed until a completed application form has been received by ME.

Step 3/2 – ATTEND YOUR VIEWING / SUBMIT APPLICATION
Please be as prompt as possible to your viewing, however if there are any issues, let ME know, we will do our utmost to facilitate you on the same day as arranged. It is a good idea to write down any questions you may have regarding the property, however not essential as ME are available 7 days a week to answer any further questions you may have.
On completion of your viewing, should you wish to apply for the property you can request an APPLICATION FORM from your viewer at the property, by email or download from the APPLICATIONS tab at the top of this page. Once completed return it back to us by email, online or drop it off at the office.
Step 4 – APPLICATION REVIEW / DECISION
Once the viewing period has closed, all received completed applications, will be passed to the landlord/s for review and consideration, in order that they can make a fully informed decision. In conjunction with ourselves, if requested, we will select the final 4 candidates.
ME will then go through each one with the landlord/s to select their preferred candidate and a first reserve. It is at this point we inform all applicants as to their current status in the process.
The successful candidate will then be informed and if required permission requested to perform further reference checks.
We use an independent referencing company to carry out all referencing checks. Part of the process includes verification of your ID, current address and employment status. They will contact you to complete all sections as is required, this will require uploading any documentation as requested. Full compliance with the reference process in as timely a manner is imperative to complete a successful application.
The property will not be offered to any candidate until all necessary checks have been completed.
Supporting documents that may be requested :-
So as we do not put anyone under unnecessary financial stress it is recommend that applicants monthly earnings must be at least 2.5 x the expected monthly rental for the property.
If not, a guarantor may be required (see requirements below for a guarantor).
Each candidate must provide:
Photographic ID (driver’s license or passport)
Proof of current address (e.g. utility bill, bank statement – within the last 3 months or current tenancy agreement)
Proof of income ( for the last 3 months )– if moving to a new position, a copy of your employment contract is also acceptable.
If self-employed a self assessment or SA302 is also acceptable. – available from HMRC.
Visa (if non-UK resident)
Guarantor form (if required)
Guarantor ID (if required)
Guarantor proof of current address (if required)
Guarantor Requirements

A guarantor may be required if you:
Are a student
Not in full time employment
In a probation period for a new job
Under 2 years of self employment
Do not have sufficient income (a student loan does not count as an income).
If your credit rating is insufficient (deemed relevant by the reference checks), then a guarantor may also be requested. The guarantor will be subject to the same checks as the lead applicant
If a guarantor is self-employed, a credit check may be carried out on the business. A tax return, letter from an accountant or bank statements may also be requeste
If you are requested to submit a Guarantor Detail Form what is required will be provided at this time. A GDF must be signed and witnessed.d.
THE GUARANTOR IS ALSO REQUIRED TO SIGN THE TENANCY AGREEMENT SHOULD YOU BE ACCEPTED FOR THE PROPERTY.

Step 5 – ACCEPTING THE TENANCY / HANDOVER
As soon as a decision has been made ME will contact all applicants to inform them of their status in the process. The successful applicant will be contacted by email first, followed by a phone call to explain the acceptance process.
If you were unsuccessful and have applied for other properties your application will remain active as required. All unsuccessful applicants will be asked if they wish their details to be added to our wait list or removed. ME do not store personal details indefinitely.
Once the successful applicant has accepted the tenancy and agreed an entry date and handover time, details of how to pay the deposit will be discussed.
All Deposit funds are held in our designated RBS client management account until Handover is complete then it is transferred to Safe Deposit Scotland (SDS) within 30 working days of handover.

Signing your Private Residential Tenancy
You will receive an email which will contain your Private Residential Tenancy agreement. Take the time to carefully check this over to make sure all details are correct and you agree with all terms and conditions included. If there are any guarantors attached to the tenancy they will receive the same email, and will be able to view the tenancy agreement and sign the guarantor section.
All tenants and guarantors MUST sign the tenancy agreement and settle any payments due, at or before the agreed Handover.
All tenants and Guarantor if required will then be emailed a fully signed copy of the tenancy agreement.
The handover will take place at the property on a mutually agreed date and time for both Tenant and ME. A full walkthrough will be conducted with the Tenant showing and explaining various vital information relating to the property. You will be given all required relative certification and paperwork for the property, also some address and ME specific information.
